The area, the budget, the number of bedrooms and when you want to move. A rough brief is enough to start.

  2. 02

    We run the search

The Amberline team sends a first selection and plans viewings around your dates, working with licensed agents in that area.

  3. 03

    Buy with advice

We stay with you through the offer, the deposit and the signing at the notary, alongside your own lawyer.

Questions people ask

Can I buy property in Spain as a US citizen?

Yes. Foreign buyers, including non-residents, can buy property in Spain. You will need an NIE, the identification number Spain gives foreigners, and a Spanish bank account to complete the purchase.

What taxes do I pay when I buy in Marbella?

On a resale home in Andalusia you pay transfer tax (ITP) at a flat 7% of the price. On a new build bought from a developer you pay 10% VAT and 1.2% stamp duty (AJD) instead. Notary, land registry and legal fees come on top, so budget for around 10% over the price on a resale home and more on a new build. Your lawyer will confirm the figures for your purchase.

Does buying a home still give residency in Spain?

No. Spain ended its golden visa for property investors on 3 April 2025, so buying a home no longer leads to residency. Other routes, such as the non-lucrative visa, still exist; an immigration lawyer can tell you which fits.

Is Amberline an estate agent?

No. The Amberline team runs your search and works with licensed local agents for each home, so you deal with one team from the first shortlist to the notary.
